8 issues in development with high priority
Holy Cross High School expansion
A 90,000-square-foot private high school is coming to a site inside the Growth Zone, with a required sidewalk connection along Johnnycake Landing Road to the Post Office. That sidewalk should make walking safer for students and neighbors.
Harmony Hills II subdivision near Camden (SL-26-06)
Levy Court overturned a denial of a 93-lot subdivision with 53 single-family homes and 40 duplexes inside the Growth Zone overlay district. Eight residents spoke before the vote. The decision opens the door for new housing construction in the area.
Harmony Hills II subdivision access and emergency safety
Commissioner Angel raised the need for second entrances to subdivisions or 28-foot road widths for public safety; President Masten will raise it with Planning.
Pintail Crossing duplex subdivision (52 lots) near Frederica
A 52-lot duplex subdivision plus one existing home is moving ahead on McGinnis Pond and Barratts Chapel roads. Duplexes often end up as rentals, and neighbors raised concerns about the applicant's large rental portfolio. The county attached conditions on open space, walking paths, stormwater setbacks, and school bus stop approval.
Carter's Creek 41-lot subdivision near Felton
Felton Drive-In LLC wants to build 41 single-family homes on about 17 acres inside Kent County's Growth Zone, north of Felton, connecting to Turkey Point Road and the Plymouth Place subdivision. County staff recommend approval with conditions, but neighbors are pushing back hard on traffic, services, and lost rural character.
Pintail Crossing duplex density and neighborhood character
52 duplex units on ~15 acres next to the half-acre-lot Pintail Point community has neighbors worried their rural character is gone for good. They're asking for single-family homes instead.
Barratts Landing 244-home subdivision
A 244-lot subdivision on 90 acres off Barratts Chapel Road would add hundreds of families near Frederica. Neighbors worry about years of construction truck traffic, a second entrance across from homes, drainage into wetlands, and pressure on fire, EMS and medical services.
Thompson Ridge 107-lot subdivision and Barrett Farm connectivity waiver
The developer wants preliminary approval for 107 homes on South State Street but a waiver from connecting a road to neighboring Barrett Farm, citing wetlands and a 14-foot grade drop. Fire access and traffic concerns dominated the hearing.
